Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
investing is real estate is really risky. so one of the major things that you should consider before buying one is by looking for a credible and good broker/agent. actually, you will find a lot of credible agents out there by looking at their license number. there are lot of agents that are selling units online but notice that some of them are not licensed. generally, it doesn't mean that if they don't have license they are scammers already, maybe some of them are referral associates of true licensed brokers. but for total safety, pick out those licensed brokers.

Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
Ever wish you could see through the hype to hire the best real estate agent for buying or selling your home?
When it comes to choosing real estate agents, "we don't have the information that we have about other service professionals," says Stephen Brobeck, executive director of the Consumer Federation of America, in Washington, D.C.
However, there are things you can do to pull back the curtain and accurately assess a real estate agent's past performance and potential success with your home. Whether you're the buyer or the seller, here are seven ways you can find out more about your agent before you hire.

Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
Tips for Selecting a Reputable and Reliable Real Estate Agent
by David Frasier
Whether you are buying or selling a home or property having a good top performing real estate agent represent you can make the task so much more easier. With the recent boom in real estate markets gone bust so many real estate agents who had gone through ten years of good times are now falling over one another vying for your business. So where do you start?
To begin with check to see if they are a member in good standing of the local, state and national asssociation of Realtors. Only those who are in good standing with this organization can call themselves “realtors”, otherwise by definition they are referred to as an “agent”.
Ask if they are full time or part time in the business and what hours they can be reached at. This is important, because they are not only dealing with you but also the seller and if they are spending the majority of their time golfing or fishing it can become a problem when you go to finalize a deal.
Years of experience is also very important as well and knowledge of the type of real estate that they are selling is also important. For instance, if you are in the market for a condo you will want a realtor's that is completely familiar with standard rules and regulations involving the ownership of a condo.
How does he or she communicate? Are you comfortable. An experienced realtor will know that ever person they deal with doesn't buy from them, so they should not treat you differently then they would any other potential client if they determine that you are perhaps not a motivated buyer.
One thing that you want to also make sure of is that they are in relatively good shape if you plan on scouting around for a great deal. While this might sound odd, some years back a friend got involved with a realtor that was so overweight that he couldn't go up the stairs at some homes that they went to and had to be hospitalized at one point for a heart condition while she was dealing with him.
She felt so sorry for the man that she waited for him to get out of the hospital and ended up driving herself around and looking at a list of homes that he had given her. It is important to remember that before you buy a home and particularly a home with property you will want to look it over completely.
It is important in this day and age that your real estate agent should be tech savvy, so they can at least email you and be able to offer you simple information such as the values of surrounding homes in the neighborhood that you are considering buying a home in. Also, you will not want to have to deal with a realtor that is over bearing or comes off as a con artist.

Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
Choosing a real estate agent is one of the most important decisions a home buyer or seller can make. Before the home shopping season gets underway, here are some tips to help find an agent that’s right for you.
1. Research
Do some legwork. Literally. Take a walk or drive around your neighborhood and check out the for-sale signs. Does one company dominate the area? Are there fliers or other marketing materials available? Most importantly, do SOLD signs go up after days, weeks, or not at all? If you need help, there’s a real estate app to help with most of this.
Stop by open houses to view other homes on the market. This is a great way to see the agent in action, and meet them in a casual setting. Are they friendly, informative and professional? How do they respond to other people coming to the open house?
2. Check Out Ratings and Reviews
Online agent ratings and reviews are the next best thing to a personal referral. Knowing the experience that lots of other people had with a particular agent is valuable information to have. Zillow allows you to search a specific area to find the agents with the highest ratings and best reviews. OR, after you’ve walked around your ‘hood and gotten a few business cards at open houses, you can search for agents by name and read their reviews. Either way, online research should be a part of the process.
3. Interview Multiple Agents
Buying or selling a home is one of the biggest financial events of your life so take the time to interview at least three agents before deciding whom to hire. You want to find someone who demonstrates knowledge of your area and expertise in the buying/selling process, that is, familiarity with all the technicalities such as title, appraisals, financing, negotiation, inspections, etc. Above all else, make sure you’ll feel comfortable having this person guide you through an overwhelming and stressful process.

Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
Meet agents out in their working environment, not in their offices. Good agents spend very little time at their desks.

2Make sure the agent has closed many properties and has worked a few years at least. The average real estate agent closes only 1 or 2 houses a year. More closings mean more experience.
3A great place to meet agents is at open houses. Don't worry that you are not interested in that particular property. The agent knows that open houses rarely produce a buyer for that home and use the open house as a tool to find buyers.
4Another good method is to contact the agent with whom a friend or relative worked. If this agent produced positive results for a friend, there's a good chance they will do the same for you.
5Make sure your agent is online. Having a web savvy agent is very important today as over 85% of all buyers initially see their homes online. Great agents have laptops and often have moved to mobile technology to assist. A real estate agent in today's world must email, text, and be available to buyers and sellers alike.
6Interview several agents. Whether you are looking for a buyer agent or seller agent. Remember though, agents will tell you what you want to hear. Make sure they are not selling you a dream partnership... you want to hire a realistic real estate agent. Don't sign a buyers agreement form before looking for property (you should feel free to build trust with a real estate agent over several hours of looking before signing anything).
7Look for signs that the agent is busy. A hard-working, go-getter of an agent is good. Be careful, sometimes they are too busy. A real estate agent can only effectively work with about a half-dozen buyers and a dozen sellers at any given time to properly give the time needed to a buyer. If they pass you to an "assistant", move to another agent that will give their time to you

Re: Tips for Selecting a Reputable and Reliable Real Estate Agent
Are you planning to buy your first home? To make the process easier, it is important to find a good real estate agent or broker. But where do you find these professionals? Well, here are a few resources that may prove quite useful when shopping around for your real estate-transaction service provider and consultant. First, ask friends, relatives, neighbours, or colleagues who have recently bought homes, condominium units, and estates for referrals. Let them explain their experience with the service provider who took charge of their transactions. Take note of their stories and contact the provider that you think goes above and beyond his or her responsibilities to get you your dream home.
